
The services we provide to our vendor clients will include, but not be limited to, the following:
The full attention, care and service of the proprietors or senior staff to
communicate and act on your behalf in an honest & professional manner at all
times, providing you with polite and timely attention, and prompt and
thorough communication, by means of telephone and/or email.
To advise and agree a relevant marketing price of your property, with due
regard to your specific circumstances and timescale.
To inspect and comprehensively photograph your property, in order to prepare a fully detailed and accurate sales specification sheet and sales office display using high-resolution photographs. Draft details and photographs will be provided to you in a timely fashion, for your approval and confirmation, prior to display.
Where relevant, and subject to availability, we shall endeavour to provide
advertising and or editorial coverage in both the specialist UK Spanish property
magazines and/or listings in relevant premium local, national and international
property web portals, in addition to full listings on our own related web sites.
To pro-actively market your property with the collaboration of other local and international agents with whom we have established collaboration agreements.
To arrange client viewings in a timely fashion, taking care to introduce only
relevant and carefully matched viewers, and to provide you with accurate
feed-back, within 24hrs, where possible.
To monitor client interest and consult and advise on any revisions of the
asking price.
To advise and discuss any relevant offers and to help negotiate a final purchase price on your behalf.
To properly liaise with all other parties involved, including solicitor etc., during the initial holding deposit period and to arrange and pay the costs of an initial ‘Legal Health Check’ and Structural Report. (These legal and structural pre-checks inspire great confidence and security in our purchase client’s perception of buying through Select Villas, specifically. Additionally it can prevent any last minute surprises and frustrated completions, as any potential problems can be addressed in a timely fashion, well in advance of completion, and to all parties’ mutual satisfaction).
To agree and record an inventory of equipment, furnishings and other items to be included in the sale.
To discuss and mutually agree between both parties and their legal
representatives, a suitable timetable for the payment of deposits and completion
of sale.
To closely work with all parties to ensure a smooth, stress-free and pleasurable passage and conclusion, throughout the entire selling process.
